too many kopi tiam concepts jumping on the bandwagon. suggest to start your own kopitiam concept
 
I've studied many franchise program at least in general. I found out its too 1 sided & in favor to the franchisor (company). We have to fork out high investment & margin is very low. Really need sales volume & long ROI. Sometimes the term & condition also 1 sided & most risk are to the business owner. As Bro HellRaiser said better do yr own concept. Bro why dun u invest here in JB? still not many compare to Klang Valley. We can do partnership hehehe:listen:

Many factors are involved here which are too complex to comment in just few lines. You really need to analyse the ROI to ensure it's a viable business. Nevertheless, I believe the kopitiam concept is interesting. From a layman's perspective, the location is crucial to the success. The crowd in Old Town along Jalan Cheras is fantastic!

Correct, and most of them are copycats of each other.

Unless you have extensive F&B experience in all areas, i.e. operations,food and marketing, i would suggest that you to stick to franchiseed concept as they most "probabably" have it all covered. If you are lucky to find a partner or partners that contribute to all of the F&B areas of development then chances of success rate is very high, other than that give it a year or 2 then will close shop.

Kopitiams are a trend, those who hop on it initially would already been established and a preferred brand, but if you have a good concept to develop ,you can beat the oldest and most stable old timers. An example would be Coffee Bean and Starbucks, who is the leader now , and was the leader then? But most importantly, who will be the global leader in the future?

I am currently developing a cross kopitiam concept in JB,( i have a complete setup from kitchen fabrication to operations to food&beverage development ).

If im creative guy, im sure will create my own style ,
the brand is a trade ofcouse, at least im not worried on the kictchen chef, as i know
mostly franchise have their formula, even indonesia or blangka ppl also know have to manage... it's that so easier curious ..

Yup, this are crazy .. rumours said that their rental mostly close to 50K.. if true, really curious on the margin side ..
How long to create a revenew back , another outlet at Jln yap kwan seng (My second lovely place..) this are crazy too..
 
3Ci - best is you contact old kopitiam and let them show you their franchise plans. take it to a F & B consultant and get advise form the people who are in the trade and make it their business to advise others.
 
old town is a good brand and very clever. but the quality starts to suck now..as with ALL malaysian brands.

they aer in Melbourne now and business is good. But quality everywhere is getting bad. I hope they address this soon as I think this brand will boom in the States, if someone dares to market it there.

As with all franchises, it's not really about selling the product, but about selling a type of lifestyle.

sorry.. go into bak-ku-teh business.... i was thinking about it... even a halal one selling only beef and chicken.. might work...

but the old town, new town, kluang town.. is just brand name, paying for it.. prices there and the normal ones differ a lot...

even the mamak now is still kayu, pelita...

these days to invest is a lot to think for.. unless you have a lot of money to loose...

is good idea for bak ku teh halal, since now the trend even " Yong Tau Foo " with halal work too ..
For me more concern are doono to cook .. :wink: , hehe..
