grinding sound on turning steering to the right

Hi guys. Would really like to get an opinion/input on a problem I am currently facing. Im having this grinding noise on the right hand driver side when turning the steering to the right at low speeds. It first appeared about 2 weeks ago and has been getting worse. However there is no swaying , alignment issues, free play or knocking noise on humps. Send it to Auto Bavaria and the say its the steering rack that needs to be replaced at a cost of 30K!! I was shocked. The car was bought new from Quill and its exactly 3 yrs old. the warranty is expired though.
